The full project will deliver approx. 2.8 acres of publicly accessible open space and public realm, approximately 1.9 acres of which will be delivered by the Project.
The full project is anticipated to deliver approximately 388 new rental units, approximately 227 of which will be delivered by the Project in the R1 Building, including 20 percent affordable units, currently anticipated to be on-site.
The full project will provide payment equal to $7 million to create an endowment for use by the Boston Parks and Recreation Department to support the needs of significant public City assets. In June 2023, the Project made the first installment of $1 million to the Boston Planning Department.
The Project will promote sustainability, including measures to increase energy efficiency with full electrification of the residential building systems and partial electrification of the lab building systems.
The Project incorporates sustainable site design strategies that will mitigate stormwater impacts and provide shade and thermal comfort for the building occupants, site visitors, and the community at large.
The Project will provide a significantly updated streetscape along Brookline Avenue including wider sidewalks, street trees, planting areas within the furniture zone, lighting, a reconstructed bus stop and new shelter, and a new separated bike lane, enhancing circulation for all modes of movement.
The Project will deliver much-needed new, diverse retail offerings to the LMA including food and beverage options. The Project will explore opportunities to partner with local, MBE and WBE retailers.
The full project is anticipated to deliver approximately 15,000 SF of interior community space, approximately 9,000 SF of which will be delivered by the Project.
Through consultation with local art organizations, the Project will incorporate permanent and rotating/short-term art installations throughout the site.
The Project is adjacent to, and within a short walk to multiple public transportation service options, including MBTA Green Line, Commuter Rail, and local bus routes, as well as private bus routes that will encourage the use of alternative means of accessing the Project Site.
The full project is anticipated to contribute approximately $15.5 million dollars in housing linkage payments to the City’s Housing Trust, approximately $10.5 million of which will be contributed by the Project. The full project is also anticipated to contribute approximately $2.8 million in jobs linkage payments to the City’s Jobs Trust, approximately $1.8 million of which will be contributed by the Project.
The full project is anticipated to create approximately 5,000 permanent jobs, approximately 3,000 of which would be created by the Project. Additionally, the full project is anticipated to create approximately 5,000 construction jobs during the build out, approximately 3,000 of which will be created by the Project.
The Project will locate parking, service and loading associated with the Project below grade except for those service and loading activities that must occur at grade pursuant to applicable building codes.
